Security Deposit/Application/Redecorating Payments Online via Credit/Debit Card

Thank you for submitting an application with TPM Management, Inc for one of our high quality rental properties. Once we receive your entire groups Security Deposits/Application/Redecorating Fee and the online application with all your information, you will receive via e-mail a lease agreement that will need to be signed and returned via regular mail.  There may be a step before that where you will chose your unit, but please make sure you submit your security deposit soon after your application.

ONLINE PAYMENT:  We use PayPal as our CREDIT CARD processor for security deposits. However, you DO NOT need a PayPal account as it is only used to process the credit/debit card. A PayPal fee of $5 is added to your transaction as a “shipping fee” for using the online service.  Choose your complex with corresponding Security Deposit/Application/Redecorating Fee, click PAY DEPOSIT and proceed as instructed.  If you are paying on behalf of the tenant and have a different last name, please e-mail us and let us know so we can cross reference and apply the payment to the correct person (e-mail: manager@TPMmanage.com)  .Questions?  E-Mail: manager@TPMmanage.com

NOTE:  SECURITY DEPOSIT/APPLICATION AND REDECORATION FEE: Each Resident shall pay to Landlord the Application Fee, $50, to cover the costs associated with the processing of Resident’s Lease application at or before the execution of this Lease. Further, each Resident shall pay to Landlord the Redecoration Fee, $200, to cover the normal expenses incurred by Landlord returning the Premises to their original condition. The Redecoration Fee is not a deposit and is nonrefundable. Further, each resident shall pay to the Landlord the security deposit, $200, which is refundable 30-days from the end date of the lease term minus any damages incurred over the Redecoration Fee.  In the event that Landlord incurs or will incur expenses in returning the Premises and/or Common Areas to the condition so required by this Lease, which amount exceeds the Redecorating Fee and Security Deposit, Resident understands and agrees that Resident shall pay such excess expense to Landlord within thirty (30) days of Resident’s receipt of an invoice for such amount.

NOTE:  Big Sky Park and Scottish Highlands HOLDING fee’s are not a contractual obligation nor are they a promise to provide and/or lease rental property.  Holding fee’s are only used to allow TPM Management, Inc to hold a unit for up to 5 business days until a valid lease agreement is executed.  The holding fee is non-refundable if the Tenant fails to execute a Lease agreement within 5 business days.  Additionally, if tenant fails to perform on the lease agreement (i.e. not making security deposit/rent payment by dates listed on the lease), the Holding Fee is forfeited.  If tenant performs on the lease agreement, pays security deposit and 1st months’s rent by the dates stated on the lease, the Holding fee is credited towards the tenants rental ledger account.  Alternately, if the unit becomes unavailable or is not fit for occupancy for any reason and TPM Management, Inc is not able to provide a comparable unit, at its discretion within the complex, then the Holding Fee becomes refundable to the prospective Tenant.
